Commercial Corridors

Pearland’s strategic growth is anchored by three major commercial corridors—SH 288, SH 35, and Broadway/FM 518—each playing a distinct role in the city’s economic development. From regional mobility and infrastructure investment to mixed-use redevelopment and business park expansion, these corridors are actively shaping Pearland’s future. With strong access to the Houston region, proximity to major employment centers, and a track record of public-private collaboration, Pearland offers site selectors, developers, and businesses multiple pathways for growth. Explore how each corridor is being transformed through targeted investment and long-range planning designed to attract and sustain high-quality development.

State Highway 35

Located in the heart of Pearland, the SH 35 Corridor is a vital commercial spine connecting the city from Beltway 8 to its southern boundary. Home to legacy businesses, local entrepreneurs, and new industrial investment, SH 35 is undergoing a major transformation to unlock its full economic potential. Through targeted public investment and a long-term redevelopment strategy, the corridor is poised to become a more vibrant, accessible, and business-friendly destination.

Broadway (FM 518)

Broadway (FM 518) is Pearland’s most prominent commercial corridor—serving as the city’s primary east-west artery and home to major retail centers, healthcare facilities, restaurants, and service businesses. Stretching from SH 288 to SH 35, the corridor attracts regional traffic and provides vital access to Pearland’s neighborhoods and employment hubs.

To ensure it remains a thriving and accessible destination for residents and businesses, the City of Pearland and PEDC have partnered on long-term corridor mobility and beautification projects that enhance safety, capacity, and curb appeal along this essential route.

State Highway 288

State Highway 288 is Pearland’s primary north-south connector—linking the city directly to the Texas Medical Center, Downtown Houston, and key employment centers across the region. The corridor also serves as a major access point to Pearland’s growing residential communities, retail hubs, and emerging business parks.

Significant public and private investment along the SH 288 corridor, including a major toll lane expansion and multiple city-led infrastructure projects, have greatly improved mobility, visibility, and access for residents, businesses, and visitors. These improvements are central to Pearland’s ongoing strategy to support sustainable growth and attract high-value development.
