Shadow Creek Ranch

Developed by Gary Cook and Carlo Ferreira of Shadow Creek Development Company, Shadow Creek Ranch is a 3,500-acre master-planned community that helped shape Pearland’s westward growth. Land assembly began in the early 1990s, and today the development includes more than 7,000 homes and living units alongside extensive retail and commercial opportunities. Conveniently located near Broadway and State Highway 288, Shadow Creek Ranch has ranked among the top 10 master-planned communities in the Houston region for several years. As Pearland’s largest neighborhood, it reflects the city’s vibrant diversity—with more than 40 languages spoken among families in its schools—and continues to set the standard for quality living in the region.

Silverlake

Silverlake marked a major milestone in Pearland’s growth as the first large-scale master-planned community along State Highway 288. Developed in 1995 by Jefferson Development Company and Johnson Development Company, the 1,000-acre community features 2,500 single-family homes and 230 acres of supporting commercial space. Within just over two years of opening, Silverlake became the second highest-selling housing development in the Houston area. The community’s retail hub, Silverlake Village Shopping Center—developed by LASCO Development in 2001—added more than 750,000 square feet of retail space anchored by Target, Kohl’s, Cinemark, and Randall’s. Home to the scenic Southwyck Golf Club, Silverlake continues to stand out as one of Pearland’s most successful and enduring master-planned developments.

Sullivan Brother's Old Town

Sullivan Brothers Old Townsite

In 2024, Sullivan Brothers Builders launched a new residential community in Pearland’s Old Townsite, featuring 1900s-inspired bungalows and Southern row houses ranging from 1,600 to 2,200 square feet. With eight homes complete, the development blends historic charm with modern living. Supported by $4.5 million in PEDC-funded infrastructure improvements, this project is a key piece of the State Highway 35 Redevelopment Strategy, revitalizing Old Townsite into a vibrant, mixed-use district that attracts residents, businesses, and community life.

Quality Multi-Family

Ivy Lofts

Ivy Lofts, a 335-unit luxury apartment community with retail space, anchors the first phase of Ivy at Lower Kirby. Developed by Sueba USA, it adds new energy to Pearland’s growing mixed-use district.

Pelican Builders at PTC

Pelican Builders is bringing 380 luxury apartments to Pearland Town Center, expanding its walkable, mixed-use environment with new residential options. Completion is expected Q2 2026.
